A smart, bright and stylish lower ground floor flat, perched perfectly on the border of E11 with E10.

This beautifully presented property has clearly been a labour of love for the current owners. Every detail has been carefully thought through and executed, resulting in a truly beautiful home. The open plan kitchen/diner/lounge is the perfect space in which to entertain or relax. It’s a multi purpose space that simply works, whatever your plans, and the monochrome walls and wood flooring tie in beautifully with the same tones and materials in the kitchen.

The bathroom is another exquisitely thought through and presented room, combining a vintage feel with modern fittings, whilst the flat is rounded off by the double bedroom to the rear.

Add to this storage both inside and out, thanks to the outside cupboard by the front door and the loft space above, and you really do have everything you could possibly wish for in this delightful home.

This is a property of the highest quality and finish, and one that is sure to be popular as a result.

Living here... - This beautiful flat may be situated in E11, but it’s the E9, E10 and E15 postcodes that will be your playground if you live here. How about taking a wander along the High Road, where The Leyton Technical, The Leyton Star and The Coach & Horses are ideal for carousing into the early hours (the food is great too). Literally on your doorstep are Westfield (perfect for all you shopaholics and where the choice of restaurants and eateries is seemingly endless) and the Olympic Park, where you can relive the excitement of 2012 whilst taking part in the monthly 10k run, or hit the pool for an early morning dip. You could even take in a game at the London Stadium. (We’ve personally always preferred to head in the other direction to the Matchroom Stadium to watch the Os, but each to their own). If football isn’t your thing, how about cycling over to Hackney Wick and checking out Here East – the perfect spot for a beer in the summer (or winter or spring or…you ge

In This Area... - Leytonstone, or Leyton-St-One as my friend calls it when she’s trying to sound posh, is the birth place and former home of Alfred Hitchcock. It gets its name, or the stone bit at least, from the Highstone mile marker which stands on Hollybush Hill. Bordering Walthamstow, Wanstead, Epping Forest, Leyton and Stratford, Leytonstone has a lot going on. If you are a fan of Thai food, wander down the High Road to Singburi - the Pad Talay is all kinds of amazing. The Northcote Arms, which is technically in Leyton, is a great pub with a real community feel, or on the High Road there’s The Birds (spot the Hitchcock link?) or The North Star, tucked away in Bushwood. And If you want amazing views of the City, go on a tower tour at St John the Baptist Church. The tours don’t run all year around, so you’d need to keep an eye on their website for dates, but it’s well worth doing. The views are simply spectacular, especially at sunset with the lights of the City set aga

In The Owners Words... - We have loved living here over the past 6 years. The flat has a rich history in Leyton and we’ve heard some amazing stories of its pre-converted life, including being a dance studio in the late 1800s! We renovated it in 2018 to keep some of its historical charm but also to be a modern, comfortable home. It’s the perfect location, as its only a short walk from the Central Line at Leyton station, trendy Francis Road with lots of cafes, restaurants and shops, Leytonstone High Road, and Westfield Stratford as well. We hope you love the flat as much as we do!
