A bright, modern and box fresh ground floor Abrahams flat, located on the ever popular Francis Road, and thus right in the middle of all things E10.
This fantastic property has been extended and fully refurbished by the current owners, to create a wonderfully inviting space. Both the bedrooms are generous doubles, the one to the front benefitting from a large bay window and stripped wood flooring, whilst the one behind continues with walls in the same cool tones as the former.
To the rear you’ll find the interconnected reception room and kitchen. The latter, with its modern fitted units and tiling, has been extended to the side, creating a larger than average kitchen for an Abrahams flat, and one in which there is room to eat as well as prepare. The adjacent reception room enjoys the same beautiful stripped flooring as the front bedroom...
- Internally, the flat is completed by a gorgeous three piece bathroom, with free standing roll top bath and fantastic teal tiling.
Outside, there is a generous sized garden, offering plenty of space to exercise those green fingers, create a vegetable plot, entertain friends, or simply relax with a glass of something cold.
Living here... - When it comes to E10, where could possibly be better than the area around Francis Road? We love this part of Leyton (and not just because that is where our office is based). There’s a constant buzz of new businesses opening and expanding, meaning that there is always something new to see. There’s the re-opened restaurant at Yardarm and the new(ish) coffee shop just along from our office, Strange Brew. And then there’s all our old favourites, like Edie Rose, Phlox Books, Venner, Marmelo, and the aforementioned Yardarm. You can see why this is the place to be in E10! If you want to venture slightly further afield, then wander along the High Road, where you’ll discover The Leyton Star, The Leyton Technical and the Coach & Horses (three fabulous gastro pubs) as well as Deeney’s (home of the haggis toastie) and Curved Brick. Green spaces abound locally too, with Sidmouth Park and Coronation Gardens within easy walking distance, or if it's retail therapy
In This Area... - Leyton is home to the only shop that can be seen from space. OK, that's not entirely true, but the carnival shop on the High Road is definitely bright. There's no way you'll miss this multi coloured wonder, it looks like it's made of Lego. The shop sits opposite Coronation Gardens, a beautiful park with a little maze, pond and fountain. The High Road is also home to the Leyton Technical, a lovely pub that occupies the ground floor of the old town hall. It has good beer, good food, and the longest walk to the toilet you'll ever find. If you like beer, Leyton is the place for you, as both Brodie's Beers and Signature Brew (voted UK Brewery Business of the Year 2018) are based in E10. Sidmouth Park, just behind the carnival shop, is a hit with kids as there's loads of stuff to play on. If you are hungry or thirsty, wander to Francis Road and you'll find a bucket load of nice cafes, including Yardarm, Marmelo Kitchen, and Albert & Francis, as well as an increasingly interesting range
