A well proportioned, two double bedroom Warner flat, situated on the Clementina Estate off Lea Bridge Road. It has the potential to be a truly wonderful home for whoever is lucky enough to be the next owner.
The lounge diner stretches across the full width of the property (over 17 feet), and has ample room for both dining and relaxing. Directly behind sits the fitted kitchen – very handily situated if you are entertaining guests for dinner.
Moving along the landing, the bathroom has space enough for a four piece suite, including a separate shower cubicle. The first floor is then completed by the first of those double bedrooms.
The loft conversion houses the second bedroom, which has plenty of eaves storage, and offers views to the rear via two velux windows.
Outside there is a shared rear garden (accessed via internal stairs from the first floor), allowing you to dine alfresco or simply exercise those green fingers.
Living here... - Here’s a flavour of what's on offer in this fantastic part of E10, when you aren’t hard at work on this flat! Leyton Jubilee Park, the County Ground and Jack Cornwell Park all within walking distance if you need a breath of fresh air. However, if you're more of a socialiser than a rambler, take a gentle stroll to The Hare & Hounds on Lea Bridge Road, for a pint and a bite to eat. Alternatively, head slightly further on and check out Lighthaus café – it serves brilliant food and the people there are lovely.
If you need to burn off excess energy, you’ve got Walthamstow Leisure Centre in one direction, and Lea Valley ice centre in the other – perfect.
When the weekend ends and works beckons, the commute is made that little easier by the numerous buses speeding along Lea Bridge Road into the City.
In This Area... - Leyton is home to the only shop that can be seen from space. OK, that's not entirely true, but the carnival shop on the High Road is definitely bright. There's no way you'll miss this multi coloured wonder, it looks like it's made of Lego. The shop sits opposite Coronation Gardens, a beautiful park with a little maze, pond and fountain. The High Road is also home to the Leyton Technical, a lovely pub that occupies the ground floor of the old town hall. It has good beer, good food, and the longest walk to the toilet you'll ever find. If you like beer, Leyton is the place for you, as both Brodie's Beers and Signature Brew (voted UK Brewery Business of the Year 2018) are based in E10. Sidmouth Park, just behind the carnival shop, is a hit with kids as there's loads of stuff to play on. If you are hungry or thirsty, wander to Francis Road and you'll find a bucket load of nice cafes, including Yardarm, Marmelo Kitchen, and Albert & Francis, as well as an increasingly interesting range
