Guide Price: £425,000-£450,000. A beautifully presented, two bedroom garden flat, packed full of character throughout. The attention to detail is amazing from front to back, resulting in a fantastically warm and inviting home.

To the front sits the first of the two double bedrooms. This one has a bay window (complete with shutters), an exposed brick chimney breast, and what can best be described as a beautiful “wall of doors”. The second bedroom sits directly behind and is rear aspect. Again, it’s a proper double.

At the end of the hallway sits the lounge - the perfect spot in which to relax after the trials of the day, and which also offers enough space to dine as well. Just off the lounge is the kitchen, which whilst only a few years old cleverly compliments the age of the property. The internal space is completed by a lobby and modern bathroom.

To the rear of the property there is a wonderfully tranquil and private courtyard garden. What better way to relax than under the shade of the tree, with a glass of something cold to hand – bliss.

Living here... - The location of this delightful flat is convenience itself. The many pubs, eateries and other independent businesses on Francis Road and the High Road are a short stroll away and offer the perfect excuse (if an excuse is needed!) to indulge in some great food and wine. Why not nip into Yardarm for a bottle of wine for that night in, or maybe to Marmelo for dinner with friends. If you'd prefer, hop on the bus or tube to Westfield, where you can hit a shop or two (or more!), catch a film at the cinema, or take the plunge in the Olympic Pool. If football’s your thing, then the Os and the Hammers are both close by, and simply cross the road to relax to the sound of leather on willow at Leyton Cricket Ground. Want to go further afield? The excellent local transport links mean you are just a short journey from central London (which is also very convenient for the daily commute). So whatever you are planning, be it fun or work, we think this really could be the flat for you.

In This Area... - Leyton is home to the only shop that can be seen from space. OK, that's not entirely true, but the carnival shop on the High Road is definitely bright. There's no way you'll miss this multi coloured wonder, it looks like it's made of Lego. The shop sits opposite Coronation Gardens, a beautiful park with a little maze, pond and fountain. The High Road is also home to the Leyton Technical, a lovely pub that occupies the ground floor of the old town hall. It has good beer, good food, and the longest walk to the toilet you'll ever find. If you like beer, Leyton is the place for you, as both Brodie's Beers and Signature Brew (voted UK Brewery Business of the Year 2018) are based in E10. Sidmouth Park, just behind the carnival shop, is a hit with kids as there's loads of stuff to play on. If you are hungry or thirsty, wander to Francis Road and you'll find a bucket load of nice cafes, including Yardarm, Marmelo Kitchen, and Albert & Francis, as well as an increasingly interesting range

In The Owners Words... - We have absolutely loved living here. The flat is spacious with lots of hidden storage and the layout really works for us. Having a utility room is a bonus! The garden is great in the summer with lots of friends over for barbecues. Living at the top of Francis Road has been amazing; we often go for brunch at the weekend and I’m always popping into Phlox Books to get my last-minute birthday cards! The Francis Road Community page on Facebook really makes you feel part of something special. People are keen to help each other out. We will miss the area.
