This flat is larger than average for this part of Leyton, and as such we thinks offers a great opportunity to first time buyers to create a wonderful home. To the front of this first floor flat are the lounge and third bedroom (which we think would make an excellent study or home office), whilst the main bedroom is tucked directly behind. Further along the landing is the second bedroom. Moving onwards, we come to the dining room and kitchen, which we feel would become the entertaining hub of this flat. Both the kitchen and the bathroom have been replaced in the last couple of years. Finally, to the rear there is the garden, which would offer great space to relax or entertain in the Summer months.
Living here... - We love this part of London, whatever the weather, but there is something rather wonderful about it on a warm Spring morning. We've just wandered down Francis Road and picked up a latte at Albert & Francis, waving to Aimee at Phlox Books as we passed by. Later, we'll cross the road to Yardarm and pick up a slice of their delicious orange polenta cake (and maybe a nice bottle of wine for dinner) and maybe enquire if they have any free tables for dinner over the weekend at Kettle & Ryan next door. If we decide to head out for a drink after work, then there are plenty of options locally, from the Leyton Star and The Leyton Technical on the High Road, through to The Northcote, Heathcote & Star, and the aforementioned Yardarm on Francis Road itself. All this, plus plenty of local parks and green spaces to walk and relax in, are on your doorstep here in this part of E10. Like we said, it really is rather wonderful...
In This Area... - Leyton is home to the only shop that can be seen from space. OK, that's not entirely true, but the carnival shop on the high road is definitely bright. There's no way you'll miss this multi coloured wonder, it looks like it's made of Lego. The shop sits opposite Coronation Gardens, a beautiful park with a little maze, pond and fountain. Walk all the way through Coronation Gardens and you'll find Leyton Beach. Yep, that's right, Leyton Beach, former training ground for beach volleyball teams during the 2012 Olympics. Walk on 10 minutes further and you are in the Olympic Village itself, with it’s amazing open spaces, events, sports facilities and cafés’. Leyton High Road is also home to the Leyton Technical, a lovely pub that occupies the ground floor of the old town hall. It has good beer, good food, and the longest walk to the toilet you'll ever find. If you like beer, Leyton is the place for you, as both Brodie's Beers and Signature Brew are based in E10. Sidmouth
